FRICOR has a computerized maintenance management system which is flexible and capable of centralizing the control of all the different buildings.

FRICOR will provide the necessary qualified personnel in the client’s dependencies to maintain with the support of the organization itself and, with its computer programs to act in the direction, control, management and execution of the driving and maintenance.

Maintenance services

FRICOR to guarantee and achieve the good condition of the construction elements and the reliable and correct operation of the facilities and to ensure maximum. its permanent availability and extend the useful life will perform the following types of maintenance:

Preventive Maintenance

We call preventive maintenance a set of actions that, together with a systematic periodic actions on the elements subject to maintenance, allow to know the state of the equipment and the elements, detect possible breakdowns, correct and regulate before they can produce alterations in the operation and use thereof, ensuring the useful life and the assigned functionality. Always in order to ensure the proper functioning of the building.

The preventive maintenance will also include periodic audits of the manufacturers of the apparatuses to inform about their general condition or about those points or characteristics of the machinery that can not be reached with the ordinary means of the maintenance companies.

Regulatory-technical-legal maintenance

The normative maintenance will be developed obligatorily. It supposes the fulfillment of the effective regulation to the signature of the contract and of all the possible normative modifications that can be done during all their validity.

Conductive maintenance.

Set of works necessary to carry out the continuous actions of control of the variables of the facilities, to maintain the adequate climate of comfort and safety inside the buildings.

Corrective maintenance

Are those interventions not scheduled and necessary that involve a solution and repair of breakdowns or anomalies that arise in the various systems, infrastructure and facilities. Are the actions aimed at restoring all the facilities and elements to their normal state of operation and conservation. This maintenance also includes support for the work carried out by external companies, as well as meeting the requests and providing the necessary technical assistance for assemblies and other diverse activities at the request of the GE’s technical maintenance manager.

Urgent corrective maintenance

It will be the responsibility of the personnel of the winning company, which will have to take charge of the specialized intervention to carry out works of repair of faults, replacement of equipment or other similar works, during the 24 hours of the day every day of the year, with service of permanent location. Depending on the severity of the defect, the action will have to be more or less immediate, distinguishing two levels of response:

– Failures of urgent resolution

Failures of urgent resolution are considered those that involve risk or danger to people, damage or serious malfunctions in the different systems, equipment or installations of the equipment that is the object of the contract. Also those defects that suppose to stop the activity or that suppose a serious inconvenience for their realization.

– Non-urgent breakdowns

Breakdowns that are not immediate or urgent will have to resolve, according to their characteristics and situations. If the repair involves an expense by GE, it will be done with the prior and inexcusable authorization of the Property Management.
